A cash-out refinancing can be a good way to pay off high-interest debt, because interests rates on loans that are secured by your house are usually much lower than the interest rates on credit cards. For example, your credit card debt might have an interest rate of 18 percent or more, while a home loan is likely to be in the six percent range. Another consideration is that interest on your home loan may be tax-deductible, while interest on credit card debt is not. (Always consult your tax adviser regarding the deductibility of interest.) Remember too, that when you replace short-term debt with longer-term mortgage debt, you may end up paying as much in finance charges over the term of the longer loan. Finally, you should consider whether you want to take unsecured debt and secure it with your home as collateral. If you fail to pay secured debt, you may loose your home through foreclosure.
